Qurum, Muscat: Neighbourhood Guide to Renting and Buying

Qurum Beach, Muscat

Qurum is one of Muscat’s most established addresses. It sits between the older commercial districts to the east and the newer suburbs to the west, with the city’s best-known public beach, a large natural park and a mix of apartment buildings, villas and offices within a short drive of each other.

For tenants and buyers who want a central base close to the coast, Qurum is often on the shortlist. This guide explains what living there is like, what property you will find, how rents compare and what to check before you commit.

Why people choose Qurum

  • Central location – practical access to Ruwi, Madinat Al Sultan Qaboos, Al Khuwair and the main coastal and inland roads.
  • Beach and green space – Qurum Beach and Al Qurum Natural Park are part of daily life for many residents.
  • Established services – supermarkets, cafés, clinics and shopping are close by.
  • Housing variety – from compact apartments to large family villas on quieter residential streets.

Property types in Qurum

Qurum is not a single master-planned community. It is a mature district that grew over decades, so building age, finish and management vary considerably:

  • Apartments and studios in low- and mid-rise buildings, some furnished and let with bills included.
  • Villas on residential streets and the hillside areas, often larger and older than new-build suburbs.
  • Commercial units – offices and shops along the main commercial streets.

Because the stock is mixed, inspect the building as carefully as the unit: water tanks, lifts, parking and the state of common areas all matter.

What rents look like

In our review of Muscat rental listings from 10–16 September 2026, furnished studios and one-bedroom apartments in Qurum were advertised at roughly OMR 200 to OMR 310 a month. Villas and larger family apartments sit well above that range and depend heavily on size, condition and location within the district. Treat these as asking rents; compare the total monthly cost including utilities, as explained in our Muscat renting guide.

Buying in Qurum

Much of Qurum is ordinary freehold land outside Integrated Tourism Complexes. That affects who can buy. GCC citizens and Omani nationals follow different rules from other foreign buyers, and most non-GCC foreigners buy through qualifying developments rather than standalone buildings.
