Selling Property in Oman: A Step-by-Step Guide for Owners

Muttrah Corniche, Muscat

A successful sale starts long before the first viewing. Owners who price realistically, organise their documents and understand the transfer process usually sell faster and with fewer surprises. This guide walks through each stage of selling residential property in Oman.

Step 1: Set a realistic price

  • Study comparable properties currently listed and, where possible, recent agreed prices.
  • Adjust honestly for condition, view, age and parking.
  • Consider current rental value as a cross-check.
  • Decide your minimum acceptable price before marketing.

Our guide How to Judge Property Value in Muscat explains the buyer’s perspective – useful for pricing to sell.

Step 2: Prepare your documents

  1. Title deed and krooki
  2. Owner IDs, and authorisation from all co-owners
  3. Power of attorney if someone will sign on your behalf
  4. Building permits and completion documents
  5. Service-charge statements showing no arrears
  6. Confirmation of any mortgage and the bank’s release process
  7. Existing tenancy agreement, if the property is let

See Property Documents in Oman Explained for detail.

Step 3: Prepare the property

  • Fix visible defects: leaks, broken fittings, tired AC units.
  • Clean, declutter and ensure good lighting for photos.
  • Collect service records for AC, pools and appliances.

Step 4: Market accurately

Use clear photos, the correct area measurement, honest descriptions and exact location. Inaccurate listings attract the wrong buyers and waste time. If you appoint a broker, agree the scope, exclusivity and commission in writing.

Step 5: Handle offers and agree terms

  • Confirm the buyer’s eligibility to purchase the specific property.
  • Check whether the buyer needs bank finance and how long approval takes.
  • Agree price, deposit, timeline, inclusions (furniture, appliances) and handover date.
  • Put the terms in a written sale agreement reviewed by a lawyer.

Step 6: Transfer and handover

Ownership is transferred through the competent registry according to the applicable procedure and fees. Settle any mortgage, final utility bills and service charges, record meter readings, hand over keys and access cards, and keep copies of all signed documents.

Selling with a tenant in place

A tenanted property can appeal to investors, but the lease continues to bind the parties according to its terms and the law. Share the lease with buyers early and plan viewings respectfully with the tenant. Our renting guide summarises tenant notice and renewal points.

Common mistakes to avoid

  • Overpricing and then chasing the market down
  • Missing co-owner consent or an expired power of attorney
  • Undisclosed arrears or unapproved extensions
  • Accepting an offer without confirming buyer eligibility or finance
