Inside the exhibition

Organised by Oman’s Ministry of Housing and Urban Planning, Urban October 2026 runs from 5 to 8 October at the Oman Convention & Exhibition Centre in Muscat. The official programme brings real estate development, housing and urban planning into the same conversation.

For a property brokerage, seeing project presentations in person adds useful context to the brochures and floor plans buyers encounter online. The displays offer a way to examine the relationship between buildings, landscaped areas and access routes, then identify the practical questions to ask about an individual home.

A closer look at the models and developer displays

The architectural model photographed during our visit shows residential buildings, landscaped spaces and vehicle access. Another photograph records an Al Mouj Muscat-branded display with a model. These are views from the exhibition, where projects are presented for discussion and comparison.

A model can help explain a design, but the exact layout and specification of a home need to be checked against the current documents for that unit. Our coverage records Muscat Gates’ visit as a brokerage; it does not announce a developer partnership or an allocation of units.

Five questions to take from the exhibition to your shortlist

  1. Which exact home are you comparing? Ask for the unit number, floor, orientation and latest floor plan. Check usable space, balcony areas and parking rather than relying only on the bedroom count.
  2. What surrounds it? Compare the building plan with access routes, neighbouring buildings and shared facilities. Ask which parts are complete and which remain proposed.
  3. What is the full written price? Request a current, unit-specific quotation identifying inclusions and additional charges, alongside the payment schedule.
  4. What are the reservation and handover terms? Read the applicable reservation, cancellation and contractual delivery conditions before making a commitment.
  5. What will day-to-day ownership involve? Clarify service charges, parking arrangements, maintenance responsibilities and the documents relevant to the buyer and property.
