A closer look at the Phase 3 brochure

Olive Farms is a farmhouse collection within Jebel Sifah, developed by Muriya. This guide reviews the supplied Phase 3 brochure on 8 October 2026. Its cover describes “The Final Phase”; that is the brochure’s wording, not a verified sales deadline, current stock count or announcement of completion. The focus here is what the document actually says and what still needs to be confirmed for a particular home.

Compare the three farmhouse types

The one-bedroom specification on page 9 lists a 310 m² plot, 75 m² built-up area and 235 m² garden. The two-bedroom specification on page 11 lists 328 m², 98 m² and 230 m² respectively. Page 13 lists the three-bedroom type with a 417 m² plot, 120 m² built-up area and 297 m² garden. The brochure says areas are based on gross external measurements and actual dimensions and orientation can vary. Built-up area should not be read as confirmed internal usable area. Compare the selected plot and signed plan, not just the bedroom count.

Three years of instalments

Page 8 shows a 10% down payment, followed by twelve quarterly instalments of 7.5% at months 3 through 36. Together these account for 100% of the stated payment schedule. The brochure does not provide a unit selling price, a handover date or a dated expiry for the offer. Ask what event starts the instalment clock and whether fees are additional. A three-year payment schedule does not establish delivery in three years or a post-handover arrangement.

Two source differences worth resolving

The current official Olive Farms webpage gives a general plot range of 260–350 m², whereas this Phase 3 brochure lists 310, 328 and 417 m². We have kept the phase-specific figures separate rather than merging them into one range. There is also a label inconsistency on brochure page 12: its heading says one-bedroom, while the drawing includes Bedroom 2. The two-bedroom figures above come from the explicit specification on page 11. Request a corrected unit-specific plan before relying on that drawing.

What the images do not include

The brochure’s architectural images are developer illustrations. The developer reserves the right to revise designs, dimensions, materials and amenities. A swimming pool, additional works or upgrades incur an extra charge where applicable, and pool size and position may vary by plot. A landscaped rendering does not establish the exact handover specification or the current state of construction. Ask for an inclusion schedule covering the garden, pool, finishes and any proposed changes.

Private outdoor space within a destination

The brochure describes private gardens, shared family space, shaded play areas, walking paths and landscaped pockets, alongside the wider Jebel Sifah setting. These are developer descriptions, not a verification that each facility is operational or included under every owner’s access rights. Your use of the home matters: everyday living, occasional stays and letting involve different practical checks. Test the actual journey you expect to make and request the community’s service-charge and use rules.

Your pre-reservation checklist

Ask Muscat Gates to compare the exact unit reference, current written quotation, plot boundaries, area calculation, corrected plan, payment milestones, handover obligations, service charges and pool or upgrade costs. If letting is part of your plan, check permitted use and management terms separately; this guide promises no return. Ownership and residency eligibility require their own project- and buyer-specific verification. Current availability, pricing and completion are not established by this brochure review.

Questions before you reserve

Is a price confirmed for Phase 3?

No unit price is stated in the supplied brochure. A general website starting price is not a dated offer for the chosen Phase 3 plot.

Is the pool included?

The brochure says a pool and upgrades can incur extra charges. Confirm the exact inclusion schedule.

Which area figures should I use?

Use the signed unit plan and contract. This review quotes Phase 3 specifications and explicitly flags their difference from the general website range.
