Hay Al Wafa is the first residential district of Sultan Haitham City, developed by Al Abrar Real Estate with the Ministry of Housing & Urban Planning. Covering about one million m², it is planned for around 1,800 villas, townhouses and apartments in five phases with an investment of about RO 280 million. Phase 1 of 470 units was more than 96% sold by March 2025. The district has a subsidised track for eligible Omani citizens and a market-price track that includes foreign buyers.
