Al Mouj Muscat remains the benchmark for international buyers in Oman. As the country’s first Integrated Tourism Complex, it offers freehold ownership to all nationalities around a 400-berth marina, a Greg Norman golf course and six kilometres of waterfront. In 2025 and 2026 the community released several of its final and most exclusive collections.

Here is what is new in Al Mouj, how the collections differ and what to verify before buying.

Jinan Island — the private villa collection

Launched as the “Private Collection” on Al Mouj’s last island, Jinan Island is a lagoon-side enclave of 43 villas with resident-only access beside the Ghadeer district. There are three series:

Alaya — six-bedroom, three-storey villas of about 906 m².
Ayana — six-bedroom villas of more than 606 m².
Amara — five-bedroom villas of about 455 m².

Villas include private lifts and pools, two kitchens, staff quarters and parking for three to four cars. The developer lists readiness in 2026 and has not published prices. Download the Jinan Island brochure.

Azura Beach Residences III & IV — the final beachfront release

After Phases I and II sold out, Al Mouj released the final phases in February 2026 at West Point in the Al Marsa district: 570 apartments and 41 four-bedroom duplex beach chalets with private pools and lifts. Phase II apartments had been published from OMR 88,000 plus VAT. See the Azura Beach Residences project page.
