Bawshar, Muscat: Neighbourhood Guide to Apartments, Villas and Rents

Residential neighbourhood in Bawshar, Muscat

Bawshar is one of Muscat’s fastest-evolving residential areas. The wider Wilayat of Bawshar covers several well-known districts, but when people talk about “living in Bawshar” they usually mean the residential streets and newer buildings between the main expressway, the large shopping malls and the foothills to the south.

It appeals to families and professionals who want modern apartments or spacious villas, good road connections and big retail destinations nearby – including Muscat Grand Mall and Oman Avenues Mall within the wilayat.

Why Bawshar appeals

  • Central but residential – close to Al Khuwair, Al Ghubrah and Al Azaiba without the density of the busiest commercial streets.
  • Newer building stock – many recent apartment buildings with lifts, parking and modern layouts.
  • Family villas – larger plots and standalone homes on quieter streets.
  • Shopping and dining – major malls, supermarkets and restaurants within a short drive.

Property types

  • Apartments – one- to three-bedroom units, including new buildings along and around Al Maha Street.
  • Villas and townhouses – from compact family homes to large standalone villas.
  • Serviced and furnished units – often marketed monthly with bills included.

What rents look like

Our review of Muscat rental listings from 10–16 September 2026 found one-bedroom apartments in Bawshar advertised at around OMR 240 to OMR 330 a month. Two-bedroom apartments ranged from roughly OMR 220 for unfurnished units in older buildings to OMR 450 for furnished units in newer ones. Villas are priced individually and depend heavily on size, age and plot. Use these as a guide only and read our Muscat renting guide for how to compare total monthly cost.

What to watch for

  • New building, new snags – check water pressure, AC performance and finishing quality in first-occupancy units.
  • Construction nearby – ongoing development can mean dust and noise for a period.
  • Parking – confirm whether a covered or allocated space is included.
  • Who is letting the unit – several units in new buildings are re-let by intermediaries; confirm the owner’s authority.

Buying in Bawshar

Much of Bawshar is ordinary residential land rather than an Integrated Tourism Complex, so eligibility depends on nationality. Non-GCC foreign buyers should confirm the legal route for the specific property before negotiating. See Can Foreigners Buy Property in Oman? and our 2026 buying guide.

Bawshar compared with neighbours

  • Al Khuwair – busier and usually cheaper for studios.
  • Qurum – closer to the beach, with older but established stock.
  • Al Azaiba – nearer the coast and airport road, popular with families.
