Muscat Gates was among the agencies invited by the developer to an agents’ event for The Sustainable City – Yiti, held at the project’s sales centre in Muscat. Agents gathered around the master model of the Yiti headland while the project team walked through the master plan, the residential districts and the delivery timeline.
We are publishing this briefing because the project keeps coming up in conversations with buyers — Omani, GCC and international alike — and the facts deserve to be set out plainly.
Two names behind the project
The Sustainable City – Yiti is a joint venture between Diamond Developers, the team behind the original Sustainable City in Dubai, and OMRAN Group, Oman’s national tourism development company. That pairing matters: it places a proven operator of sustainable communities alongside a government-backed developer.
Where it is, and how big
- Location: a beachfront headland in Yiti, roughly 30 km south of Muscat
- Site: about 86 hectares on the Gulf of Oman coastline
- Community: designed for around 10,000 residents and visitors at completion
- Districts: The Sustainable District, The Plaza and The Arc
The homes
- The Sustainable District — 300+ villas in Courtyard and Garden layouts
- The Plaza — 1,000+ apartments and studios above ground-floor retail and offices
- The Arc — 132 beachfront residences branded with Nikki Beach
One detail drew most of the questions in the room: villa owners in the Sustainable District pay zero service fees, with community running costs covered by the development’s own operating model.
What “sustainable” means here in practice
The development targets net-zero energy by 2040. On the ground that means solar-shaded parking and rooftops, full water recycling, electric mobility inside the community, waste-diversion programmes, urban farming and shaded green streets linking the districts.
The local-content figures are part of the story too: the developer reports that 78.65% of materials are sourced in Oman, with more than 58 Omani SMEs engaged and over 1,800 jobs supported.
Ownership, residency and finance
Yiti is an Integrated Tourism Complex (ITC), so non-Omanis can buy freehold. On registration and issue of the title deed, the owner and immediate family (spouse, children, parents) become eligible for a renewable two-year residency. Shari’ah-compliant financing is available through Bank Nizwa.
Residency rules and ITC conditions are set by the authorities and can change, so confirm the current position before committing.
Amenities
- School and health clinic
- Marina and beaches
- Swimming pools, parks and playgrounds
- Cycling and jogging tracks
- A mixed-use plaza with cafés, shops and offices
Our read on it
For a buyer comparing Muscat’s ITC options — Al Mouj, Muscat Bay, Jebel Sifah, AIDA — Yiti’s argument is not only the sea view. It is the running cost of the home, a community that is complete from day one, and a location close enough to Muscat to live in year-round rather than visit.
