Setting Up Utilities in Muscat: Electricity, Water, Internet and Gas for New Tenants and Owners

Muttrah Corniche at night, Muscat

Utilities are one of the most common sources of surprise for new residents in Muscat. Summer cooling can transform an electricity bill, and unclear responsibility for accounts can cause disputes at move-out. Here is how to set things up properly.

Electricity and water

Electricity and water in Muscat are supplied through the Nama group’s regulated service companies. Each property usually has its own meters, and accounts are linked to the property and a responsible customer.

  • Check whose name the account is in. Some landlords keep accounts in their own name and recharge tenants; others require tenants to open or transfer accounts.
  • Record opening meter readings with dated photos on move-in day.
  • Clear outstanding balances – ask the landlord to confirm the previous occupant’s bills are settled.
  • Keep your lease handy – a registered lease and ID are commonly required for account changes.

Understanding summer bills

Air conditioning drives electricity use from late spring to autumn. Bills can rise sharply compared with the cooler months. To manage cost:

  • Service AC units before summer and clean filters regularly.
  • Use thermostats sensibly and close off unused rooms.
  • Check window seals and curtains for heat gain.
  • For “bills included” rentals, confirm whether there is a monthly electricity cap.

Water supply and tanks

Many buildings and villas use rooftop or ground tanks with pumps. Check tank cleanliness, pump condition and water pressure during viewings. Ask who is responsible for tank cleaning and pump repairs.

Internet and mobile

Several telecom operators provide home internet and mobile services in Muscat, including Omantel, Ooredoo and Vodafone Oman, with fibre also offered through providers such as Awasr in covered areas. Availability depends on the building, so ask the landlord or neighbours which networks are connected before you sign.

Cooking gas

Many homes use LPG cylinders for cooking, delivered and exchanged by local suppliers. Some newer buildings have central gas or fully electric kitchens. Check the arrangement and safety of connections.

What to agree with your landlord

  1. Which utilities are included in rent, and any caps
  2. Whose name each account will be in
  3. How and when readings will be taken at move-in and move-out
  4. Responsibility for tank cleaning, pumps and water heaters
  5. How final bills will be settled before the deposit is returned
