FAQ

Buyer questions

Can foreigners buy in AIDA?

Yes. AIDA is an Integrated Tourism Complex (ITC), so every nationality can own 100% freehold.

Does buying give me Omani residency?

Buying in an ITC grants a renewable 2-year residence visa. With OMR 200,000 or more in property you can apply for the 10-year golden visa.

What costs are there besides the price?

5% VAT on each instalment, a 3% registration fee on completion, and annual service charges of OMR 4 to 15 per square metre depending on the project.

When can I resell before handover?

In most projects resale is allowed after 40% of the price is paid (30% for Trump Cliff Villas).

Where does my money go?

Instalments are paid into the project escrow account at the National Bank of Oman, not to a personal or agency account.

Can I buy without coming to Muscat?

Yes. A Muscat Gates advisor runs a live video tour, and booking and contracts can be completed remotely.
