Seeb, Al Mabela and Al Mawaleh: Area Guide for Families and Budget-Conscious Tenants

Al Mabela in Seeb, Muscat

Seeb is the most populous wilayat in the Muscat Governorate, stretching from the airport area westward along the coast and inland. For many families, Seeb – and especially the growing districts of Al Mabela and Al Mawaleh – offers something central Muscat struggles to: more space for the money.

The main areas

  • Al Mawaleh – established residential neighbourhoods with villas and apartments, a large shopping mall and one of the city’s main fruit and vegetable markets.
  • Al Mabela – a large and fast-growing district of apartment buildings, villas and new residential blocks, divided into numbered sections.
  • Seeb town and coast – the traditional souq, fishing harbour and beach front.
  • Al Khoudh – inland, close to Sultan Qaboos University, popular with students and university staff.

Who these areas suit

  • Families wanting villas or larger apartments within budget.
  • Residents working near the airport, in Seeb or in the western parts of Muscat.
  • Tenants who prefer quieter residential streets to busy commercial districts.

What rents look like

In Muscat rental listings from 10–16 September 2026, two-bedroom apartments in Al Mabela were advertised at around OMR 200–210 a month, while a four-bedroom family house in South Al Mawaleh was listed at about OMR 450 and a new large villa in North Al Mabela at around OMR 550. Smaller units and shared accommodation are also widely advertised at lower prices. Treat these as asking rents; compare full monthly cost as explained in our renting guide.

Trade-offs to consider

  • Commute – daily travel to Ruwi, Qurum or Al Khuwair can take significantly longer at peak times.
  • Uneven infrastructure – newer sections may still have construction, unpaved roads or limited services.
  • Villa sharing – check whether a villa is partitioned and whether separate meters exist.

Buying in Seeb

Most of Seeb is ordinary residential land. Omani and GCC buyers follow their own rules; other foreign buyers generally purchase through qualifying developments rather than standalone villas in these districts. Coastal communities such as Al Mouj sit within the same wilayat but follow a different ownership framework. Read Can Foreigners Buy Property in Oman? before shortlisting.

Checklist for families

  1. Drive the school and work routes at peak hours before signing.
  2. Check road access and construction around the building.
  3. Confirm water supply arrangements and tank condition.
  4. For villas, clarify garden, pump and external maintenance responsibilities.
  5. Register the lease and document the property condition.
