ALMAR Residences in Al Mouj Muscat: Homes, Amenities and Payment Guide

Reviewed 15 October 2026. This introduction is based on the supplied ALMAR 2026 developer brochure. Project details are preliminary and subject to the approved documentation and signed Sale and Purchase Agreement.

ALMAR Residences by Aurelian is a planned waterfront residential development in Al Mouj Muscat. The developer brochure describes 176 residences, bringing together one-, two- and three-bedroom apartments, two-bedroom-plus-study layouts, Sunset Houses and penthouses. For a buyer comparing homes in Al Mouj, the important questions are the exact layout, view, outdoor space and construction-linked payment obligations of the selected unit.

Who is developing ALMAR?

Aurelian Development is identified as the project developer in the brochure, with Al Mouj Muscat identified as the master developer. Aurelian’s official website reports a sub-development agreement dated 6 May 2026 for 176 apartments in Al Mouj’s marina district. ALMAR should therefore be distinguished from other Al Mouj projects: location within the same community does not make their prices, payment plans or delivery dates interchangeable.

What kinds of homes are planned?

The brochure presents conventional apartments alongside duplex Sunset Houses and larger penthouse layouts. Some plans include a study, garden or terrace; these features are not common to every residence. Views also vary, with sea, community and pool/playground orientations shown in the materials. A development’s waterfront setting should not be interpreted as a guaranteed unobstructed sea view from every home.

When comparing plans, ask for the exact unit-specific drawing and approved area schedule. Gross saleable area and internal area are different measures. Balconies, terraces and gardens may already form part of the stated total, so they should not be added again without clarification. A reference layout for a similar type is not a substitute for the plan of the unit being purchased.

What amenities are proposed?

The developer’s planned outdoor amenities include infinity, leisure and children’s pools; landscaped walking spaces; yoga and meditation areas; a playground; poolside cabanas; and a BBQ lounge. Indoor facilities listed include a lounge and private meeting space, children’s area, family leisure room, gym, yoga room, parking and car charging.

These are proposed facilities, not a report of completed amenities. Confirm the final specification, access arrangements and applicable service charges before committing.

How does the payment plan work?

Page 67 of the supplied developer brochure sets out an indicative construction-linked schedule:

  • 10% on signing the Sale and Purchase Agreement.
  • Six instalments of 9%, linked respectively to piling; raft and basement; the podium/first-floor slab; the fifth-floor slab; roof slab/structural topping out; and external façade and blockwork enclosure.
  • 36% at practical completion and handover.

The six construction instalments total 54%. Together with the signing payment and handover balance, the schedule totals 100%. This is not a fixed monthly instalment plan. The brochure says payment obligations follow the developer’s formal notification of verified milestone completion, and that milestone descriptions and indicative dates may change before the SPA is signed.

When is handover expected?

The brochure indicates Q2 2029 for practical completion and handover, with enabling works scheduled to begin in January 2027. These are indicative programme dates, not a guarantee. Buyers should rely on the contractual completion provisions, including any applicable extension and remedy clauses, rather than marketing dates alone.

What is the current price?

Request a current written, unit-specific offer. Pricing and availability need confirmation, and the offer should clearly identify whether the quoted amount applies to the standard payment plan or a separate cash-payment promotion. Ask for a breakdown of any taxes, registration costs, service charges and other mandatory fees. No current availability or all-inclusive price is confirmed in this article.

Before reserving an ALMAR residence

Ask for the exact unit number, floor, approved plan and view; the current price and payment basis; all additional charges; the signed-contract payment milestones; and the completion provisions. Any ownership or residency eligibility should be checked for the specific buyer and transaction. Neither residency approval nor an investment return is promised here.

What should I send for an ALMAR shortlist?

Mention ALMAR, your preferred bedroom count or layout, approximate budget and preferred payment timing. You do not need to send passport details or payment-card information to request an initial shortlist.

Does requesting information reserve a unit?

No. An information request does not reserve a residence. Current availability and the written reservation, payment and refund conditions must be confirmed before any commitment.
